By 2011, Zillow went public with an IPO valued at $51.8 million. Over time, Zillow expanded its offerings, acquiring several companies such as Trulia, StreetEasy, and HotPads. These acquisitions solidified its position as a market leader, and the company rebranded as Zillow Group to encompass all its real estate platforms.

In 2018, Zillow launched Zillow Offers, a program where the company began directly purchasing and selling homes. However, in 2021, Zillow shut down this program after incurring significant financial losses. Despite this, the company continued to expand its real estate services and now offers a platform that supports home buying, selling, renting, and financing.

History

Zillow Group, Inc., commonly referred to as Zillow, is an American technology-driven real estate marketplace company founded in 2006. The company was created by Rich Barton, Lloyd Frink, Spencer Rascoff, David Beitel, and Kristin Acker, all former employees of Microsoft and Expedia. The idea for Zillow originated when Rich Barton, while working at Microsoft, recognised the lack of accessible and detailed property information available on the internet. Barton, who had previously co-founded Expedia, wanted to create a consumer-facing platform that could transform the real estate industry, much like Expedia had done with travel.

Zillow was incorporated in Washington in December 2004, and the company was initially self-funded by its founders. It began its operations out of a small office in Seattle, Washington, with just 20 employees. The company’s website was officially launched on February 8, 2006, featuring a home-valuation tool called the “Zestimate,” which allowed users to estimate the value of homes based on a variety of publicly available data. The launch was met with high demand, but the site’s servers could not handle the volume of traffic, causing the platform to crash.

In July 2006, Zillow raised $25 million in its second round of investment, which helped the company grow to 118 employees. In December 2006, Zillow’s platform added the ability for users to list homes for sale, broadening the site’s scope. In 2008, Zillow launched a mortgage marketplace and later introduced its mobile app, first on the iPhone, followed by Android and Windows Mobile apps.

By 2010, Zillow became profitable, and in September 2010, Spencer Rascoff, formerly the company’s COO, was named CEO. Under Rascoff’s leadership, the company filed for its initial public offering (IPO) in 2011, which was valued at $51.8 million. The company began trading on the Nasdaq stock market under the symbol “Z” on July 20, 2011.

Zillow continued to expand its portfolio through acquisitions, including Postlets in 2011, Rentjuice and HotPads in 2012, and StreetEasy in 2013. In 2015, Zillow made its largest acquisition, purchasing Trulia, a major competitor, for $2.5 billion. This acquisition solidified Zillow’s position as the dominant player in online real estate searches, with the combined market share of Zillow and Trulia accounting for 70 percent of online real estate searches in the U.S.

In 2015, following the Trulia acquisition, Zillow rebranded itself as Zillow Group, encompassing all of its real estate brands, including Zillow, Trulia, StreetEasy, and HotPads. In 2018, the company launched Zillow Offers, a program designed to directly buy and sell homes. This program aimed to simplify the home-buying process by enabling Zillow to make cash offers on homes and sell them quickly. However, Zillow faced significant losses with the programme and, in 2021, announced that it would shut down Zillow Offers, selling off around 7,000 homes and laying off 25% of its employees.

Zillow’s business model evolved, and in 2022, the company introduced a new “housing super app” strategy. This strategy aimed to integrate all aspects of the home buying, selling, and renting process into one platform. The company focused on five pillars of growth: touring, financing, expanding seller solutions, enhancing its partner network, and integrating services.

In September 2024, Zillow announced a partnership with First Street, a leader in climate risk financial modelling, to introduce the Climate Risk Score. This score allows home buyers to assess the potential environmental risks associated with properties, such as flooding, wildfires, and extreme heat. The move is part of Zillow’s effort to provide more transparent and data-driven property assessments.

Portfolio

Zillow Group, Inc. operates a comprehensive portfolio of brands and services that cover all aspects of the real estate ecosystem. Its offerings range from consumer-facing platforms to professional tools and mortgage solutions.

Zillow, the flagship platform of the group, is widely known for its home listings, Zestimate® home valuations, and the ability to connect users with real estate professionals. Trulia, another key brand, provides home buyers and renters with neighbourhood insights, including crime maps, school ratings, and other local information. StreetEasy, which focuses on the New York City real estate market, offers localised listings and market data, while HotPads specialises in rental listings with an interactive map-based search. Naked Apartments is a platform dedicated to renters in New York City. Lastly, Out East is a luxury rental platform specifically targeting the Hamptons and North Fork regions of New York.

In addition to these consumer platforms, Zillow Group offers a range of professional tools and services. Zillow Premier Agent connects real estate professionals with potential clients through advertising and lead generation tools. Zillow Home Loans is an affiliate lender that offers mortgage pre-approvals and financing options to homebuyers. Dotloop provides real estate transaction management tools for professionals to facilitate document signing, storage, and collaboration. Bridge Interactive offers tools for multiple listing services (MLSs) and brokerages to manage and distribute real estate listings, while Mortech provides mortgage technology solutions, including pricing and eligibility tools for lenders. ShowingTime+ is a platform designed for scheduling home showings and managing appointments, feedback, and coordination for real estate professionals. Follow Up Boss is a customer relationship management (CRM) platform designed for real estate teams to manage leads and communications, and Spruce offers home services such as cleaning, moving, and maintenance to enhance the home-buying experience.

Zillow Group has also pursued several acquisitions to expand its portfolio of services. For instance, it acquired Showing Suite, which was later integrated into ShowingTime, a company that was acquired by Zillow Group in 2021. Buyfolio, a collaborative home-buying platform, was also acquired and integrated into Zillow’s offerings. The company purchased Diverse Solutions, which provides IDX search solutions for real estate professionals, and RETSly, a platform offering real estate data aggregation tools. Furthermore, Zillow Group acquired Mortgage Lenders of America in 2018, expanding its mortgage offerings.
