History

The Kolter Group was founded in the spring of 1997 when Bobby Julien partnered with an investor to establish Kolter Property Company, with the aim of developing residential and commercial properties in North America. Within the first year, the company formed Kolter Homes, which began construction on its first single-family home at PGA Village on Florida’s Treasure Coast. During this time, Kolter also initiated its first condominium project, The Water Club, located on Longboat Key. The company also acquired land to develop South Creek, a commercial office park in Markham, Ontario, consisting of six buildings totalling one million square feet.

In 2007, Kolter expanded its operations with the formation of Kolter Land, a division that focuses on the development of finished lots for national and large regional home builders.

In 2008, the company entered the hospitality industry by establishing Kolter Hospitality, which focuses on developing and managing hotels.

By 2021, Kolter formalised its commitment to the multifamily business with the formation of a new division, Kolter Multifamily, dedicated to developing and managing multi-family residential projects.

After 25 years, The Kolter Group has evolved into a diversified real estate investment and development firm, operating through five strategic divisions across the southeastern United States. The company has created master-planned communities, luxury high-rise condominiums, multi-family apartments, and branded hotels.

Portfolio

Kolter Urban specialises in luxury urban condominiums and townhomes, with over $7 billion invested in completed and in-progress projects. This division has developed more than 5,600 residences, including notable projects such as 3300 Gulf Shore in Naples, The Ritz-Carlton Residences in Sarasota Bay, and Selene Oceanfront Residences in Fort Lauderdale. Other significant developments include The Dillon in Buckhead, Atlanta, Olana in Naples, and Art House in St. Petersburg.

Kolter Homes focuses on single-family residential communities, having developed a variety of successful projects. Some of its key developments include San Merano at Mirasol in Palm Beach Gardens, San Michele in West Palm Beach, and San Matera The Gardens in Palm Beach Gardens. The division also contributed to projects such as Wellington Club in Lake Worth and Your Life™ in Palm Beach Gardens.

The Kolter Multifamily division is dedicated to institutional-quality rental communities. It has developed several high-profile projects, including Alton Palmetto in Palmetto, Alton Nexus in Gallatin, Tennessee, and Boynton Tropical in Boynton Beach. Other developments under this division include Alton Osprey in Sarasota and Alton Lakehouse in Lakewood Ranch, alongside other ongoing projects in places like Clermont, Port St. Lucie, and Sarasota.

Kolter Hospitality, the firm’s hospitality division, has developed and manages several hotels, including Hyatt Place locations in Delray Beach, Coconut Point, and Fort Lauderdale, as well as a Hilton Garden Inn in Palm Beach Gardens.

Finally, Kolter Land focuses on land acquisition and development, with projects such as Covington in Indian Land, South Carolina, Crosstown Commons in Port St. Lucie, and Hidden Creek in Pasco County, Florida. Other significant projects include Judd Creek in Cape Coral, Solterra Resort in Polk County, and Timberbrook in Newnan, Georgia.
