History

Corcoran Group, founded in 1973 by Barbara Corcoran, began as a small real estate company with a \$1,000 loan. Corcoran, a former diner waitress, opened her office on the Upper East Side of Manhattan with seven agents. The company quickly expanded beyond its initial location, opening a downtown office in 1983, and later expanding to the Upper West Side in 1989. By 1991, Corcoran had established a significant presence in Manhattan with more than 1,000 agents.

In 1983, Corcoran achieved a major success during a difficult market period with a “One Day Sale,” where 87 apartments across 17 buildings were sold in just 24 hours. In 1995, Corcoran made its first foray into digital marketing with the launch of Corcoran.com, which later won an award for Outstanding Achievement in Web Development. The company also expanded into Brooklyn, opening offices with 30 agents in the mid-1990s, and by 1998, it had grown to 350 agents and played a key role in 40% of the borough’s residential real estate transactions.

In 1998, Corcoran became part of Realogy, a major player in the real estate industry, and in 2000, Barbara Corcoran tapped Pamela Liebman to be the company’s president and CEO. Under Liebman’s leadership, Corcoran continued to grow, acquiring notable firms, including in Palm Beach in 2000, and the Hamptons in 2003. The company also bolstered its market share in New York City by acquiring Citi Habitats, a leader in residential rentals, in 2003.

Corcoran expanded its influence further in 2004 with the merger of Corcoran Group Marketing and the Sunshine Group, creating the Corcoran Sunshine Marketing Group. In 2005, the company launched the Corcoran Cares programme, raising millions for charitable causes. By 2007, Corcoran had solidified its online presence, becoming a leader in social media and continuing to expand its agent base and services across the country.

The company further expanded its footprint by entering international markets in 2020 with its first affiliate in the British Virgin Islands, followed by other Caribbean locations. In 2021, Corcoran claimed the top spot in the T3 Sixty Real Estate Almanac’s list of fastest-growing franchise names. It continued its international expansion with affiliates in Italy and Canada in 2022 and 2023, respectively.

Notable examples include 220 Central Park South in New York, a luxury condominium tower with amenities such as a saltwater pool and private dining rooms. The building is home to some of the most expensive residences in the city, including a four-floor unit sold for $238 million. Another significant project is Nine Chapel in Brooklyn, a boutique condominium offering modern design and private outdoor spaces. The firm also manages high-end properties such as The 74 on the Upper East Side, a sculptural tower with residences priced up to $12.5 million.

The firm has extended its presence internationally with affiliates in the British Virgin Islands, Puerto Rico, and Mexico. Corcoran BVI serves the British Virgin Islands, while Corcoran Puerto Rico operates across the island. In Mexico, Corcoran The Baja Real Estate Co. provides services in San José del Cabo, a popular resort area in Baja California Sur.

Corcoran showcases its portfolio through various publications, such as Properties for Living, an annual magazine that highlights exceptional homes from across its markets. The 2023 edition of the publication celebrated the company’s 50th anniversary and featured a selection of properties from New York City, the Hamptons, South Florida, and international affiliates.
