History

Camden Property Trust was founded in 1981 by Richard J. Campo and D. Keith Oden. The pair acquired the failing Houston condominium business of their employer and reorganised it into a real estate investment trust (REIT). This marked the beginning of the company’s transformation into a major player in the US real estate market.

In 1993, Camden became a public company through an initial public offering (IPO), allowing it to raise capital and expand its operations. Over the following years, Camden made several key acquisitions to grow its portfolio. In 1997, the company acquired Paragon Group, a move that added 17,000 apartment units to Camden’s holdings in a $615 million transaction. The company continued its expansion in 1998 by acquiring Oasis Residential for $542 million in stock, as well as assuming $430 million in debt.

In 2005, Camden made its largest acquisition at the time, purchasing Summit Properties in a $1.1 billion deal. This acquisition significantly strengthened Camden’s position in the multifamily housing market. Over the next decade, Camden continued to grow through strategic acquisitions, including the purchase of eight properties in Texas in 2011 for $261 million and the purchase of an 80% interest in 12 communities for $99.5 million in 2012.

In 2016, Camden sold its portfolio of properties in Nevada, which included 15 communities with 4,918 apartment units, for $630 million. This sale was part of a strategy to streamline its portfolio and focus on more profitable areas.

In 2022, Camden took another significant step by acquiring the remaining ownership interests in its joint venture with the Teacher Retirement System of Texas, further consolidating its holdings.

Camden Property Trust owns, operates, or is developing 177 multifamily properties across the United States, totalling 59,996 apartment homes as of December 31, 2024. The company’s properties are strategically located in major metropolitan markets, with a significant presence in areas such as Texas, North Carolina, and Arizona. Camden continues to focus on expanding its portfolio and providing high-quality housing options in high-demand locations. Notably, the company currently has three properties under construction, with a total of 1,138 apartment homes in Raleigh, North Carolina; Charlotte, North Carolina; and Blakeney, North Carolina.

The company’s geographic distribution includes 28 properties in Houston, Texas, with 9,531 units, and 15 properties in Dallas/Fort Worth, Texas, with 6,224 units. Other major markets in Camden’s portfolio include the Washington, D.C. metro area, where it owns 17 properties with 6,192 units, and Phoenix, Arizona, with 14 properties and 4,426 units. The company also has a strong presence in Atlanta, Georgia, Orlando, Florida, and other key cities across the country. These locations were selected based on strong job growth, favourable demographics, and a high demand for rental housing, ensuring steady occupancy rates and continued growth.

In addition to acquisitions, Camden invests in ongoing development and redevelopment projects. As of December 31, 2024, the company had invested approximately $401.5 million in properties under development and land, with $211.4 million allocated to projects currently under construction and $190.1 million in land held for future development. These investments demonstrate Camden’s commitment to expanding its portfolio and maintaining its competitive position in the market.

Camden also strategically disposes of properties to optimise its portfolio. In February 2024, the company sold a 592-unit property in Atlanta, Georgia, for approximately $115.0 million, recognising a gain of around $43.8 million. This sale aligns with Camden’s strategy to focus on its high-growth markets while divesting from less strategic locations.
