History

Ayala Land, Inc. (ALI) was founded in 1988 as a division of Ayala Corporation and was later spun off and incorporated as a separate entity. It became publicly listed on the Philippine Stock Exchange (PSE) in July 1991. The company’s roots trace back to the development of Hacienda Makati, a large tract of land that has since become the heart of Makati, the central business district of the Philippines.

Initially, Ayala Land focused on landbank management and residential development. Over time, it expanded its business to include retail shopping centres, corporate offices, hotels, and resorts. This expansion allowed Ayala Land to play a key role in shaping the urban landscape of the Philippines, focusing on creating master-planned communities with mixed-use developments that integrate residential, commercial, and recreational spaces.

In 2015, Ayala Land made a strategic move by acquiring a minority stake in the Malaysian property developer MCT Bhd., a deal valued at ₱1.9 billion (US$43 million). By 2024, the company’s stake in MCT Bhd. had increased to 66.3%. This acquisition marked a significant step in expanding Ayala Land’s reach into the Southeast Asian market.

Avida offers affordable homes for the growing middle-income sector, and Amaia provides budget-friendly housing with flexible payment plans. Ayala Land also focuses on retail and mixed-use estates, such as Ayala Malls, Nuvali, and South Coast City. Ayala Malls is a network of shopping centres strategically located across the country. Nuvali, an eco-city in Laguna, integrates residential, commercial, and recreational spaces. South Coast City, located in Cebu, is a 26-hectare development featuring key retail and entertainment components.

The company’s hospitality portfolio includes Seda Hotels, El Nido Resorts, and international brands like Raffles, Fairmont, New World, and Holiday Inn & Suites in Makati. Ayala Land Hospitality is committed to expanding its portfolio, with plans to invest $500 million to double its room count by 2030. Its resorts and hotels offer diverse experiences, from eco-tourism in El Nido to business and leisure accommodations in Seda Hotels.

Ayala Land also focuses on industrial and logistics developments through its subsidiary, Ayala Land Logistics Holdings Corporation (ALLHC). The company is developing logistics parks to support the growing e-commerce and supply chain sectors.
