History

Gecina was founded in January 1959 as Groupement pour le Financement de la Construction (GFC), with the goal of attracting funds from insurance companies to finance the development of residential buildings. The company initially focused on residential real estate in France, expanding through various acquisitions. In 1998, Gecina changed its name following the acquisition of the real estate company Foncina. This acquisition marked the beginning of a period of expansion for the company.

In 2003, Gecina significantly grew its portfolio by acquiring Simco, almost doubling its size and becoming France’s largest real estate group. During this period, Gecina adopted the status of a Société d’Investissement Immobilier Cotée (SIIC), a French real estate investment trust, which allowed it to diversify into commercial properties. This strategic move enabled Gecina to enhance its presence in the office real estate sector.

In June 2017, Gecina made a major acquisition of Eurosic for €3.3 billion, making it Europe’s fourth-largest real estate group and the market leader in office real estate. This acquisition also included the purchase of Foncière de Paris, a company acquired by Eurosic in 2016 after merging with Foncière Paris France in 2013.

In 2018, the Canadian pension fund Caisse de dépôt et placement du Québec became Gecina’s largest shareholder, holding a 23% stake. On July 21, 2018, Gecina sold its chain restaurants, including Léon de Bruxelles and Courtepaille, for €20 million, assets it had acquired through the Eurosic acquisition in 2017.

In 2020, Gecina formed a dedicated subsidiary for its residential business, with the aim of expanding its residential portfolio in the central districts of major cities, focusing on middle-class households. This marked a shift towards increasing residential real estate investments while maintaining a primary focus on office properties.

Portfolio

Gecina SA is a French real estate investment trust (SIIC) that owns, manages, and develops a significant portfolio primarily located in the Paris Region. As of December 31, 2024, the total value of its properties was €17.4 billion, encompassing 1.7 million square metres of real estate.

Gecina’s office holdings constitute approximately 78% of its portfolio, valued at €14 billion. These assets span over 1.2 million square metres, predominantly situated in central Paris and the western suburbs, including Neuilly-sur-Seine. The office portfolio is strategically located in high-demand areas, reflecting Gecina’s focus on centrality and long-term value creation.

The residential segment accounts for about 17% of Gecina’s portfolio, with assets valued at €3 billion. This includes over 5,300 housing units, nearly three-quarters of which are situated within Paris City or Neuilly-sur-Seine. These properties are part of Gecina’s strategy to develop living spaces in central urban areas, catering to middle-class households.

Gecina has a robust project pipeline valued at €2.4 billion, with €1.8 billion already committed to operations. This pipeline includes both office and residential developments, reflecting the company’s balanced approach to growth in both sectors.

In 2024, Gecina completed the disposal of its student housing assets for €567 million. This portfolio represented 2.5% of its overall holdings and 11.9% of its residential assets. The sale aligns with Gecina’s strategy to focus on its core office and residential segments.

Gecina is committed to sustainability, having reduced its CO₂ emissions by 60% since 2019. The company enhances its properties with high-value services and dynamic property and asset management, fostering vibrant communities.
