History

Welltower Inc. has a long history dating back to 1963, when Frederic D. “Fritz” Wolfe, the founder of Wolfe Industries, began building nursing homes through a family-owned construction business in Lima, Ohio. Wolfe Industries grew from a single lumberyard into a diversified company, later focusing on healthcare real estate.

In 1970, Wolfe and Bruce Thompson founded the Health Care Fund in Lima, Ohio, marking the creation of the first healthcare-focused real estate investment trust (REIT). In 1981, Wolfe also established the Health Care & Retirement Corporation, which later became Manor Care Inc. and is now part of ProMedica Senior Care.

The Health Care Fund rebranded as Health Care REIT in 1985, and the company moved its headquarters to Toledo, Ohio, the following year. George Chapman led the company from 1996 to 2014, when he retired and was succeeded by Thomas DeRosa.

Under its new name, Welltower, the company continued to expand. In 2011, it acquired most of the real estate assets of Genesis HealthCare for $2.4 billion, adding 147 properties across 11 states. That same year, Welltower formed an $890 million partnership with Benchmark Senior Living, acquiring 34 private-pay senior housing complexes. In 2012, the company made a significant $5 billion investment, purchasing assets from Belmont Village Senior Living and Brookdale Senior Living.

Welltower’s portfolio grew further with the $4.3 billion acquisition of nearly all the real estate assets of Sunrise Senior Living in January 2013. The company also partnered with Revera, a Canadian senior living operator, in 2013 and 2015 to acquire and manage senior housing properties in Canada.

In 2015, Welltower purchased four London hospitals from Aspen Healthcare for £226 million. The same year, it entered into joint ventures with the Canada Pension Plan Investment Board (CPPIB), acquiring medical office buildings and senior housing complexes. It further expanded by acquiring 19 properties from Vintage Senior Living in 2016 for $1.15 billion.

In 2018, Welltower acquired Healthpeak Properties’ spin-off, Quality Care Properties, and HCR ManorCare for $4.4 billion. In 2025, Welltower made two notable acquisitions: Amica Senior Lifestyles for $4.6 billion and NorthStar Healthcare Income REIT for $900 million.

Portfolio

Welltower Inc. holds a diversified portfolio of healthcare infrastructure assets across the United States, Canada, and the United Kingdom. As of December 31, 2023, the company had approximately 3,000 properties, which include seniors housing, outpatient medical facilities, long-term and post-acute care centres, and wellness housing communities.

The Seniors Housing Operating (SHO) segment, which represents 50% of the company’s in-place Net Operating Income (NOI), includes properties operated under RIDEA (Real Estate Investment and Development Agreement) contracts.

The Seniors Housing Triple-Net segment, accounting for 16% of in-place NOI, comprises properties leased under triple-net agreements. The Outpatient Medical segment, which includes medical office buildings leased to healthcare providers, contributes 21% of in-place NOI.

The Long-Term/Post-Acute Care segment, which provides extended care services, represents 13% of in-place NOI.

In 2023, Welltower made significant investments, completing $5.9 billion in pro-rata gross investments. This included $4.8 billion in acquisitions and loan funding, as well as $1.1 billion in development funding. One of the major developments in the portfolio included the acquisition of a 25-property portfolio of age-restricted active adult communities for $969 million. Additionally, Welltower dissolved its joint venture with Revera and acquired the remaining interests in 110 properties across the U.S., U.K., and Canada.

The company has established strong relationships with operators to manage its properties. Key operators include Cogir Management Corporation, which manages 12 senior living communities in Quebec; StoryPoint Senior Living, which manages properties acquired through various transactions; Avery Healthcare, which manages properties in the U.K.; and Oakmont Management Group, which oversees properties in the U.S.

Welltower’s portfolio continues to expand with strategic acquisitions and joint ventures. The company’s focus remains on healthcare infrastructure, ensuring that it capitalises on the growing demand for healthcare services driven by demographic shifts and urbanisation.
