History

BXP, Inc. was founded in 1970 in Boston by Mortimer B. Zuckerman and Edward H. Linde. In 1985, the company outbid Donald Trump for the redevelopment of the New York Coliseum at Columbus Circle. The company, however, did not proceed with the redevelopment and sold the property, which later became the site of the Time Warner Center.

In 1986, the company completed its first development in New York City, 599 Lexington Avenue. Four years later, in 1990, Boston Properties began construction of the NASA Headquarters in Washington, D.C., which it later sold to Hana Financial Group in 2002.

The company went public in June 1997 through an initial public offering. In October of the same year, it acquired 100 East Pratt Street in Baltimore. In 1998, the company expanded significantly by acquiring Embarcadero Center in San Francisco for approximately $1.22 billion. In the same year, it also purchased the Prudential Tower and The Shops at Prudential Center in Boston for $519 million.

During 2000 and 2001, Boston Properties completed the development of several office buildings in Reston Town Center, Virginia. From 2002 to 2005, it undertook the development of 901 New York Avenue NW in Washington, D.C.

In June 2008, the company acquired the General Motors Building in New York City for $2.8 billion. At the time, this was the highest price paid for an office building in the United States.

In October 2010, Boston Properties acquired 200 Clarendon Street, formerly known as the John Hancock Tower in Boston, for $930 million. In 2012, it entered into a partnership with Hines Interests Limited Partnership to develop the Salesforce Tower in San Francisco. By 2019, the company had acquired full ownership of the property.

As of 31 December 2023, BXP owned or held interests in 188 commercial real estate properties, with a combined area of approximately 53.3 million net rentable square feet, across major U.S. cities including Boston, Los Angeles, New York City, San Francisco, Seattle, and Washington, D.C.

In New York City, the company owns several prominent assets such as 599 Lexington Avenue, 250 West 55th Street, 7 Times Square, 343 Madison Avenue, 360 Park Avenue South, and 399 Park Avenue. These holdings reflect BXP’s significant presence in the city’s core commercial districts.

In San Francisco, BXP’s key properties include Embarcadero Center, Salesforce Tower, Mountain View Research Park, and North First Business Park. The company has been active in both development and long-term ownership in the Bay Area.

In Washington, D.C., BXP has a large presence with properties such as 1330 Connecticut Avenue, 2100 and 2200 Pennsylvania Avenue, and 901 New York Avenue. The company also manages and develops projects including the Marriott International Headquarters, Capital Gallery, Discovery Square, and Democracy Tower.

In Los Angeles, BXP’s portfolio includes Beach Cities, Colorado Center, and Santa Monica Business Park. In Seattle, its holdings include Madison Centre and Safeco Plaza, both of which are among the company’s core assets in the region.
